Typical roof faults

There are many aspects of a roof which require regular inspection and maintenance to ensure the roof is watertight. Some of the typical roof faults are shown below.

Blocked downpipe typical roof faults

Blocked downpipes causing water to accumulate on the roof and in the eaves.
Downpipe becomes blocked as the gutters have not been maintained and kept clean.

 

Gutters blocked with leaves

Buildup of leaves and debris in the gutters will cause water to flow into the eaves and roof space.
Roof and gutters have not been maintained and clear of leaves and other debris, causing water to leak back into the eave and / or roof space.

Faulty pointing

Pointing on ridge has deteriorated under ridge cap
Pointing on ridge has deteriorated under ridge cap

 

Blockage of soaker tray

Soaker tray under the edge of the tiles starting to accumulate debris which will block water flow off the roof.
Starting to see some debris buildup in the Soaker Tray / Flashing which is under the tile. This area needs to be kept clear so water can flow from the roof.

 

Rotting timber on the roof typical roof faults

Timber gables and cladding are rotting and falling off the roof.
Timber gables and cladding have been left too long without paint and now the timber is rotten and falling off.

 

Cement mortar cracking

No flexible pointing on these ridge caps. The cement / mortar eventually cracks and can fall away causing the ridge cap to come loose.
Roof capping not fixed with flexible pointing.

Flexible pointing

Flexible pointing was first introduced in Australia in 1995, but took quite a few years to catch on; it eventually became an Australian Standard. Chances are if your house is 20 years or older, your roof has never been finished with flexible pointing.

Loose roof ridge cap

Loose ridge cap blown off by strong winds.
Loose ridge caps have been dislodged by strong winds. This creates roof leaks and a potential hazard if blown off the roof.

 

Loose roof tiles

Tiles slipped off the batten on a house roof.
Tiles slipped off the batten, either by having no nails or lugs, or by wind pressure in the roof cavity.

 

Deteriorated mortar and pointing

Mortar and pointing failed allowing roof tile to slip out of position.
Mortar and pointing deteriorated and causing the tile to slip out of place.

 

Broken roof tiles

Cracked roof tile repaired with Silastic silicone.
Silicone sealer used to repair cracked and broken roof tile. Usually not regarded as an effective repair.
